What will be the buyer's first Impression of your home?

There is more than a grain of truth to the saying that you never get a second chance to make a first impression. That is why the first impression your buyer has of your home is critical to how the entire sales transpires, or whether a sale will even take place.

What is the first impression your buyer has of your home?  Is it inviting? In good repair?  Clean?   Attractive?

Buyers tend to judge homes by cost and “move in” quality: the less they have to do to move in, the better and the more they are willing to pay. A home that looks like a lot of work will cause the buyer to make a lower offer or none at all.

What can you do to assure that your home makes the best first impression? The answer is staging. The goal of staging is to evoke an emotional response in buyers Stage each room to send the message of “home” and help buyers image life in this house. Here are just a few suggestions to help make a memorable first impression:

  • CURB APPEAL — Say “Welcome Home” with colorful pots of annuals, neatly trimmed shrubs, and fresh paint.

  • CREATE A PLEASANT ATMOSPHERE — Easy listening music on softly, all lights on whether day or night and TV. off.

  • LET THE SUN SHINE IN — Open draperies and curtains and let the prospect see how cheerful your home can be.

  • ENTRY — Make a statement of elegance with flowers or an art object on a small table.

  • KITCHEN — Set a colorful cookbook next to a blooming plant; add an interesting serving piece and/or runner to a dining table.

  • BEDROOMS — Show privacy and relaxation; add pillows and a plush comforter. Set a book on the nightstand.

  • BATHROOMS — Suggest luxury with new towels and elegant accessories. Fix faulty plumbing and check caulking.

  • FAMILY ROOM — Convey the feeling of family and entertainment. Help buyers imagine family time with a game set out on a table, a fire place set with birch logs, and a cozy afghan neatly draped on an easy chair.

  • REPAIRS CAN MAKE A DIFFERENCE — Loose knobs, burned out light bulbs, dripping faucets, sticking/squeaking doors and windows, and other minor flaws detract from the homes value. Have them fixed. Many buyers believe there will be ten problems they haven't noticed for every one they do see.
